The Association is responsible for repairs and replacements of all "Common Elements" and "Limited Common Elements," Check out the "Maintenance Responsibility Chart" we've put together (Click on this link:
Policy Resolution 10 - Maintenance Responsiblities). Generally speaking, if it's an inside item, the Unit Owner, just like any homeowner, is responsible for the repair.
Unit Owners should use the online form via TownSq at
https://app.townsq.io/login to report any non-emergency repair requirements of "Common Elements" or "Limited Common Elements" and should not undertake repair or replacement of any of these elements themselves. Be sure to provide information as to exact location and a brief explanation as to the service(s) you are requesting. Using this form will ensure that your request is sent to the Assocation Manager and to the Board of Directors. You can also call Associa at 614-766-6500.
Please note that lockouts are not considered an Association emergency. If you lock yourself out, you must call a locksmith.
